A 100 by 100 plot is a quarter acre, and it has a perimeter of 400 feet or about 120 metres. That’s 30 metres more than a 50 by 100 plot, so everything costs a bit more. You’re looking at Ksh 12,500 to Ksh 460,000 depending on the material.

Barbed Wire: Ksh 12,500 to Ksh 39,500

Still the cheapest route. For three lines of barbed wire around 120 metres you need about 600 metres, which is exactly one roll at about Ksh 8,000. You’ll need 25 posts (one every 5 metres) costing Ksh 2,500 to Ksh 25,500 depending on whether you go plastic or concrete.

Two workers, two days, Ksh 2,000 to Ksh 4,000 for labour.

Chain Link Fencing

At Ksh 250 to 500 per linear metre, 120 metres of chain link costs Ksh 30,000 to Ksh 60,000. Add 25 posts and you’re at Ksh 32,500 to Ksh 85,500 for materials. Labour for two workers over three days adds another Ksh 3,000 to Ksh 6,000.

A standard chain link roll is 30 metres, so you need 4 rolls for a quarter acre.

Live Hedge: From Ksh 10,000

Live Hedge Fencing

Same deal as with smaller plots. About Ksh 10,000 for seedlings (kei apple, bougainvillea, duranta, or bamboo), but you’re waiting 1 to 2 years for it to grow. Most people pair it with chain link in the meantime. Ongoing maintenance and watering costs are extra.

Stone / Concrete Wall: Ksh 230,000 to Ksh 460,000

Stone Fencing

At Ksh 1,500 to 3,000 per linear metre, 120 metres of walling costs Ksh 180,000 to Ksh 360,000 for materials. Then labour for ten workers over ten days adds Ksh 50,000 to Ksh 100,000.

This is the go-to for anyone planning to build a house on the plot. It’s expensive but you’ll need it eventually.

Before You Start

Confirm your plot boundaries with a licensed surveyor before you fence. Boundary disputes are common and expensive. Also check with your county government if you need a construction permit for a perimeter wall.
