According to the HassConsult Land Index, three areas near Nairobi have shown the strongest price appreciation recently: Kikuyu, Kamangu, and Thika. All three are still affordable compared to Nairobi itself, and all three have solid reasons to keep growing.
We focused on these areas because we have plots there, but the HassConsult reports cover more locations if you want to do your own research.
Kikuyu
Kikuyu is about 20km from Nairobi in Kiambu County. It’s the only town sitting directly on the Southern Bypass, which is the main reason it’s been growing so fast. It’s connected to Nairobi via both the Nairobi-Nakuru Highway and the bypass, the weather is cool and pleasant (it’s up near the Ngong Hills), and there’s a growing population of people moving out of Nairobi for a quieter life without losing the convenience.

Kamangu
Kamangu is a village about 30km from Nairobi, part of the greater Kikuyu area. It’s quieter and cheaper than Kikuyu town centre, with fertile soil and reliable water. The big thing to watch here is the Western Bypass construction, which is going to do for Kamangu what the Southern Bypass did for Kikuyu. If you want to get in early before prices jump, this is the area.
Thika
Thika is about 40km from Nairobi along the Thika Superhighway. That 8-lane highway cut travel time from 2 hours to under 40 minutes, and Thika has been booming since. There’s a strong industrial base (Bidco, Del Monte, Broadway Bakery), good amenities like Thika Greens and Ananas Mall, and land prices are significantly lower than Kikuyu or Karen. What to Check Before You Buy
Whichever location you pick, do your homework:
- Verify the title deed at the Ministry of Lands. Don’t just look at the document, do a proper search.
- Hire a surveyor to confirm the boundaries match what the seller says.
- Check for encumbrances, loans, disputes, anything.
- Understand the type of ownership, freehold vs leasehold.
- Check zoning with the county government to make sure you can actually build what you want.
